Casa Lago and Camino Viejo

Camino Viejo is the idea of one Señor Hernando Daza - its really a touristic community which I hope to lay out for you all here. On a larger piece of land, there has been a division between several land owners. Several of them have opened their own tourist attractions, such as hostal spaces, a restaurant and even a beer maker!

One of the most attractive pieces of that territory is Casa Lago, a multi-room house on a lake.

Don Daza is growing older, he has built most of the infrastructure of Casa Lago himself and with helpers, and mostly with recycled material. He wants to build a second private suite across the lake, the bases are already in.

I happened to be visiting him one day last year when he was finishing up building the first, you can check out my original report here.

This property is 683 square meters, the main house has a private suite with master bathroom and private loft, kitchenette, and a large room that currently has two beds but the house can fit more beds, with some consideration and a nice bunk bed design at least for the shared room.

The private lake house is comfortable and has a private bathroom.

Mr. Daza is 100% owner of this property and I have personally entered into an agreement to buy half ownership for 45k usd and manage it jointly with him. He has agreed to match the money I am giving against our money for expansion and reinvestment - first we will build out the second private lake house.

This might be the only property we buy. There is enough room to host a small group, there is cash flow to be worked with, and as I have been talking to all the neighbors, most of them have already agreed to let us sell their installations for generous commissions of greater than 25%.

There is another property - Hotel Camino Viejo. This is looked at more in depth in this report from @gestorsocial. We have an opportunity to buy out the 50% inactive partner for 62,500 USD. The only thing is, we would need the cash up front.

The property has two suites, but in one of them lives Mr. Daza. It also has 2 double beds and 10 single beds for additional multiple accommodation of up to 14 people. It has a restaurant and an independent store, gardens, pool, trout pond, Koi pond and a camping area.

I was interested in buying into this property as well, and running it together with Casa Lago. This will depend on how many tokens we manage to sell in the presale, but I am leaning towards not buying this property and working to strike a commission based deal with the administrator and Mr. Daza. This way we can use any additional capital we raise to immediately begun expanding development on our own resort.

Camino Viejo has more space and attractions, but it also has more work to do and issues associated with it. I think that everything we want to do we can do from Casa Lago, and work towards cashflow that benefits us and everyone in this community without risking more capital.

5 years this has been happening to me, it started here, around people that are still here. Homeland security has done nothing at all, they are not here to protect us. I think a good strategy could be to invest early and watch it grow, inflation should be our friend. Can't wait to see you down here!

Did things change or did I just misunderstand...? I thought you were going to buy out the silent partner of Camino Viejo, either instead or together with half of Casa Lago. Together they would have been $107k, so I may not be completely wrong. 🤓 But I understand, if they want cash up front, it may not be such a great idea after all.

Together they were the total. Its just that the bottom one is named very similar to the whole area's name, so there may have been some confusion associated with naming.

The cheaper property is better, prettier and needs less repairs, in fact almost nothing apart from maybe a nice coat of paint. Also I made a deal to pay over time directly with Mr. Daza, who owns it outright.

On the bottom property, there is a silent partner. I think it could still be a good idea, but I am rethinking some things, especially with this crypto crash. They need all the money up front, and the property needs some repairs, although some of which Mr. Daza is already engaging in with the downpayment I gave him on Casa Lago.

I am looking at the next best option, buy the Casa Lago property, and sign a commissioned deal to be able to 'sell' Hotel Camino Viejo without any of the associated costs.

What do you think about all this?

If the Casa Lago doesn't need any repairs (other than a coat of paint) it sounds like the better option, even though it is smaller than the Camino Viejo. The other one would depend on the kind of repair work it needs. I assume that those kind of projects tend to turn out more expensive than initially estimated, so maybe it's best not to drain your liquidity right away. Talking about liquidity, having to pay everything up front in cash would be a deterring factor anyway, even if crypto hadn't crashed right now.

BTW, I remember you mentioned having converted the HDB from the investors into BUSD. Have you also turned it into fiat yet? (Not that it matters too much, since either coin is relatively stable, with only minimal effect of the crash.) Before the crash I was playing with the idea of powering down some HP and turning it into HBD, so I could put into your project even more before the pre-sale ends. But with the current HIVE price (though I'm glad to see it's coming back up slowly) I don't see that happening. Sorry. So I assume things are similar for other potential investors, whether they were going to use their BTC, HIVE, or other non-stable coin for it. And yes, under these circumstances I think it's quite reasonable not to buy into the Camino Viejo.

As for the commissioned deal, does that mean that if you find someone who buys out the silent partner, you'll get a percentage?

It sounds like a fairly good deal because they will still be managing the building. How old is the current building it could also mean that there might be some extra costs when it comes time to fix the building? Just wondering if you are checking out all the details before buying.
