I think you’re pretty much on the money there

But there’s also

  • real estate - overvalued in urban areas but could have great deals in certain locations
  • Commodities - some opportunity
  • credit markets - all time high no point in getting in

It’s only a matter of time before capital looking for value finds its way into crypto
