You have no choice as you can't wait out the 2 years for new retail space to appear. What happens if someone scoops up one of the old retail spaces in the meantime and becomes established? A pizzeria is a no brainer as there is huge profit in that especially. Good luck on whatever you decide but I would think more now than later.

We are looking into it in more detail at the moment and i had the same though as yourself.
If we are going to go for it then it needs to be in the next year and have the first mover advantage. It has been a busy year to date but we are doing the research at the moment.
Coffee, ice cream and pizza has a nice profit margin.
With no competition it is more a matter of whether we can make the move ourselves than whether it can be successful. I'll check back in a couple of weeks after we look at property options.
